Everything You Need to Know About NY Property Tax Grievances

A property tax grievance is a formal challenge to your property's assessed value set by your local municipality. If your home is over-assessed — meaning the taxable value is higher than your home's actual market value — you may be paying more in property taxes than you legally should. Filing a grievance can result in a reduced assessment, lowering your annual tax bill. In New York, any property owner can file a grievance each year during the annual grievance period.
Zero upfront cost. New York Property Tax Grievance LLC works exclusively on contingency. If we successfully reduce your taxes, our fee is 50% of the first year's savings — which still means you keep 50% immediately, plus 100% in every subsequent year. If we don't reduce your assessment, you owe us absolutely nothing. A $30 court filing fee and $75 appraisal fee may apply in select cases that go to SCAR review, but these are rare and we'll always tell you in advance.
Nassau County's grievance filing deadline is typically March 31 each year (extended from the traditional late-March date). The deadline for the 2026/2027 assessment cycle was March 31, 2026. The next filing cycle for the 2027/2028 tax year will open in early 2027. Sign up now — we'll automatically file for you when the window opens so you never miss a deadline.
Suffolk County deadlines vary by town, but most fall on the Third Tuesday in May each year. For example, in 2026, most Suffolk towns had a May deadline. Each of the 10 Suffolk towns (Babylon, Brookhaven, East Hampton, Huntington, Islip, Riverhead, Shelter Island, Smithtown, Southampton, Southold) follows its own Tentative Assessment Roll calendar. We track all 10 deadlines so you don't have to.
No — absolutely not. Under New York State law, filing a property tax grievance cannot raise your assessment or your property taxes. The process can only reduce or maintain your current tax bill. This makes it a completely risk-free action. There is never a penalty for filing a grievance, even if it is denied.
The typical timeline is 12–24 months from filing to final resolution. After you file a grievance, the Board of Assessment Review issues a decision. If the result isn't favorable, we can escalate to Small Claims Assessment Review (SCAR) or Supreme Court. In Nassau County, the process has historically taken 18–24 months for contested cases. In Suffolk County, resolution typically comes within 12–18 months. We keep you updated throughout.
Yes. Recent purchase price is one of the strongest pieces of evidence in a grievance case. If your home was assessed higher than what you paid for it (or higher than comparable homes that recently sold), you have a strong case. Many recent buyers are over-assessed because the county's data lags behind actual market changes. We recommend filing as soon as possible after purchase.
Savings depend entirely on how over-assessed your property is. Long Island homeowners typically save between $500 and $5,000 per year, with an average around $1,500–$1,600 annually. In cases of significant over-assessment, savings have exceeded $20,000 per year. Even a modest reduction of $800/year equals $8,000 saved over 10 years — all tax-free money back in your pocket.
